Property Uncovered

Welcome to Property Uncovered, the podcast for Australian property investors, hosted by Sanjeev Sah. Sanjeev is a passionate property investor and the founder of thriving buyer’s agency Investors Dream. One of the biggest life lessons Sanjeev has learned is that the best way to achieve success in any field – whether health, sport or property investing – is to learn from others who have already kicked goals in that area. That’s why Property Uncovered was created – so Australian property investors can learn from others who have built wealth through property. You’ll love Property Uncovered if – like Sanjeev – you believe in taking action and you want to create a better future for yourself and your family. Each week, Sanjeev will interview other investors so you can learn from their successes and failures. Along the way, you’ll discover how to build a property portfolio and (slowly) acquire life-changing wealth. Episodes are released every Tuesday at 8am (Sydney / Melbourne time).

"And the knowledge that we gained through the whole process was like, wow, why didn't we know this before? So whatever I said, the mistakes we learned, it was then that we started realizing that, oh, my God, if only I had done this way, it would have been a different story for us now."

-- QUOTES --
-“We knew that the interest rates wouldn't stay at one-ish percent forever, but at that point in time, it seemed very less. So we thought, hey, why not? This is the right time to invest.”

-"When you're earning, when you're in the prime of your life, when you're making a decent amount of money, you want to ensure that whatever you lead a comfortable lifestyle with it, of course, not squeeze it, but at the same time also ensure that the money grows, because you never know what other expenses might come up in future."

-“We realized that investing through self-managed super seems much easier and safer than pulling equity from an investment property."

-“It's almost like entering the investment market again as a fresher from a different mindset. But all those discussions that we had with our accountant, with yourselves, with my mortgage broker, sort of clarified a lot of things in terms of it's not that bad because you set up your own trust, everything goes from the trust, and everything comes back to the trust.”

-“Back in Bangalore, when you want to buy something, you go look at it ten times, 15 times, look at multiple things there, and then make a decision whether you want to buy it or not.
Whereas here, you just know the address, you know, some people who have advised about it and, you know, some people are looking after it, and you are just interacting with these people on a property that you have literally virtually seen. Just a few photos and probably a video, a good 30-minute video that you had presented initially."

-“It's been a very satisfying experience, to be very honest. Like I said, there was one part of the fear of investing and borrowing so much from the banks because, again, the family comes from a traditional mindset of having in mind that borrowing is not good; borrowing is bad. So if you have borrowed, you repay it as soon as possible. That's the mindset that traditionally, we all come from.”

-“Coming here, trying to understand a different market, understanding how things work and how you can get the money to grow and still have the confidence that if something bad happens, you're always in a position to ensure that you are able to repay off whatever you're borrowed and still be comfortable. So it's a very satisfying feeling to actually have that. So all the fears have slowly gotten away.”

-“The strategies that you sort of explain and put up give us the confidence that you don't have to have a huge capital to invest in the real estate market. And that's another myth that a lot of people have in their head, right? That you need to have a lot of capital to invest in the real estate market, which is not really the case.”

-"I think you need to understand that investing in property is not a quick fix. It's not the thing that's going to get you rich tomorrow or get you comfortable tomorrow. You go into that knowing that the rewards of an investment property is a long term gain."

-"If you come across a bit of a stumbling block in front of you, don't let that be the thing that makes you go, oh, okay, we can't do it. What are the other ways that you can kind of reach your dreams, pursue your dreams, have the right team behind you to help facilitate that."

-"I think everyone needs to kind of sit back and go, a pension is not guaranteed. So if it's not guaranteed, can I afford the life that I want, the life that I've been accustomed to long after I finish working?"

-"The people who really care and who are really passionate about what they're doing, they give you more information than they probably should. They give you that information for free."

-"Our plan is also to grow our SMSF. Like while we've got that one property and we could easily just have that one property. And be fine. We want to be able to exceed what we've got in there and be very comfortable with our SMSF, but our passion will always be the conventional way we would be planning."

-"And to those who sit back and go, oh, I'll just wait till the interest rate goes down and everything, there is never the right time to get into the market. Whether the interest rate is high or low and how far your dollar will stretch does not mean that you shouldn't just jump in."

-"I'd love to see more women pursue this as well. And like I said, obviously I'm doing it with my partner. But for the single ladies out there who as yet haven't got a partner or are happy to be single, I'd love to say to them, see investing as being a way of getting financial freedom."

- “With a self-managed super fund, you have to make decisions with regard to investments. You run the show, no one else does. If you don’t invest, that money will sit in a bank account doing nothing.”
- “Lots of people don’t recognize super as their own money. They think it’s something they will get control over when they retire, but how you manage this journey will determine what happens at the time of retirement.”
- “Forget about everything you knew about buying a property. Because what you know is not even one-third of what you’ll end up doing in a self-managed super fund. Be ready for unknown territory because it’s extensive.”
- “The first step of the process would be to understand whether you should do it or not. That’s where you need to talk with your financial planner and get an understanding.”

- “When it comes to buying an owner-occupier property you have to put on a different hat than when buying an investment property.”
- “One of the key elements in our property investment strategy is that we’d like to diversify our property purchases. Rather than putting all of the eggs in the same basket, we want to go to different states and different suburbs making sure we get multidimensional growth for each of the properties.”
- “One of the criteria that we requested the buyer’s agent is that (our property) shouldn’t just be an investment property but it can be our home in the future as well.”

Quotes:

“The media focuses on bad news rather than good news…They haven’t been talking about balance of trade, which is net of import and export…In 2022, the net of trade is 134 billion dollars. We have exported goods less than Imports. If we go back 4 years earlier it was only 15 billion dollars.”

“In terms of growth sustainability The war has pushed nations and corporations to look for alternative sources of energy and trade. Once new channels are set up, I don’t believe they will go away completely. Some of this growth will be sustained and some will go.”

“Inflation has been tied big time with interest rates rising from 1.1 to 3.1% in less than 3 months.”

“The change upward in price for a same unit of item is what we call Inflation. The demand is more because the supply wasn’t able to meet first demand and the next demand comes along. The supply is disrupted.”

“One thing you need to be aware of is making sure your interest rates are aligned with market rates. Lenders negotiate their rates.”

“Any property you own that you think went up in value you should call your lender and reevaluate your LVR to drop down your interest rate.”

“The key is to understand where you are right now, what actions you should take to mitigate a change in your situation.”
